I worked with Tom Doster on multiple development projects and he showed a tremendous knowledge of the entire process, working with consultants, architects, designers, and contractors, as well as municipal agencies, to deliver a top quality product on a strict budget. We collaborated on real estate deals from the very inception, identifying property, underwriting, due diligence, through detailed design and reviewing existing construction documents. Tom offered a rounded approach bringing expertise from the architecture and construction side of the business but with the perspective of an owner. His technical knowledge was very important in refining a budget and understanding the risks. Most importantly, Tom is easy to work with and offers a positive perspective in otherwise challenging environments.
Tom Doster is the best owner’s representative I’ve worked with in my 35 year career. He couples outstanding knowledge of project documents and requirements with great communication skills that keep projects on track. Tom manages the architect and contractor in a manner that is direct, fair and focused on problem solving. These combined leadership attributes lead to repeated success.
I worked with Tom for five years from 2009-2013. During that time, Tom acted as the Owner’s Representative on two large multi-family projects and helped with numerous feasibility studies, retail build-outs, technical problem solving on existing projects and ADA / Fair Housing compliance. Tom’s understanding of building science, coupled with his hands on approach and ability to anticipate issues before they arise helped every project stay on track. In every case Tom was always ahead of the issues helping mitigate our risk and save us both time and money.
I've had the opportunity to do the design build/install electrical systems for Tom Doster over the past 15 years on numerous projects in the Seattle area. The projects were mixed use buildings and varied in size between 250 and 300 residential units. In addition, these buildings contained a large retail component. Our experience with Tom has been nothing but first rate. His attention to detail is second to none. He is "schedule conscious", which is an asset in our industry. As an Owner's Representative he brings his many year of experience, knowledge of the construction industry, problem solving, and great communication skills. His jobs always seem to flow better and come in on time, which translates to saving money. I would highly recommend him for your next project.
I had the pleasure working with Tom for about 2 ½ years, side-by-side as we developed some fantastic multifamily projects. During that interaction I came to discover that Tom is one of the most knowledgeable people I have met in the field of design, construction, project management, and the legal aspects of three. I had the great fortune of working with Tom Doster on the Matisse mixed use apartment project, He was representing Simpson Housing as owners representative. Tom’s ability to see the big picture, attention to detail and understanding all facets of construction are a testimony of His experience. His organization, professionalism, knowledge and ability to make calculated decisions that are in the best interest of the project make Him a great leader and excellent project manager. If I needed someone to represent me on any level, I would look no further than Tom!!!
I’ve had the opportunity to work with Tom in his role as an Owner’s Representative, he analyzed various properties from both a financial feasibility perspective, along with their constructability. He also was very much involved with the orchestration of zoning issues and the complexities of the entitlements process.
Tom is very experienced in all phases of the development and construction process, and he has an in-depth background in the practice of architecture. He is very sophisticated, intelligent and I’d like to add that he treated me and my staff respectfully making it a pleasure to work for him - in other words, he is an excellent manager! I wouldn’t hesitate to recommend him as a development consultant to any of our clients.
I had the opportunity to work with Tom on several mixed-use properties in the Seattle area where I was serving as the retail leasing agent. Many of the retailers we contacted had special needs in relation to venting, noise, land use and other complicated variables. Tom's vast technical knowledge in many different areas of construction and land use were instrumental in my ability to quickly respond to potential retailers and determining what could be done to accommodate their special needs. It was truly a pleasure working with him.
My experience working with Tom Doster was a highly educational time. Tom would review and coordinate all of our multi-family projects. His review consisted of code compliance, accessibility compliance as well as all the details associated with the building construction. He would then further coordinate our Architectural drawings with all other disciplines, Civil, Structural, Mechanical, Electrical, Plumbing, and Landscape. Upon his review he would sit down to discuss his findings in the drawings and expand upon the discrepancies or deficiencies based on his vast experience in the field. This would help us further understand the building and project as a whole and all aspects of why coordination is important and how it affects the construction process.
Once the building construction began he would generate field reports and attend Owner / Architect meetings. His experience wasn’t only helpful to us in the office but also to general contractors out in the field. He would assist in the construction sequencing and construction details as well as verifying that accessibility to and within the buildings was maintained and being provided based on the drawings. If any situation came up in the field that hadn’t been thought of, chances are Tom knew how to handle the unique situation without delaying schedules.
